    Most single-family residential lots in California can have at least one ADU under state law. However, specific lot constraints, setbacks, and local rules may limit what is possible.

    Detached ADUs can be up to 1,200 sq ft. Attached ADUs can be up to 50% of the primary home living area with a minimum of 800 sq ft allowed.

    Under California state law, no additional parking is required for ADUs within half a mile of public transit. Many Bay Area cities have adopted this exemption broadly.
